I'm kind of on the border of zone 7 & zone 8. I don't have the heat stress to deal with but I have to watch for cold hardiness. One tree I am wanting to plant that will take a large time investment is an avacado tree. It will be... bare minimum... three years before I get fruit from it.

But...

I like avacados
They are a great source of healthy fats & proteins especially in time when being able to buy food is hard to come by.
The fruit does not ripen on the tree and will keep up to 7 months by allowing it to stay on the tree so the tree helps with long term storage.

I think it will be worth the time investment.

We're going to go look at a potential rent house today. It's a bank repo. They are asking $36,000. New windows, new roof, new hot water heater, new doors, newer flooring, newer siding.

Hopefully the foundation is good. We figure the old owners got all the new stuff from a gov program and then foreclosed.

As someone who was in the rental biz for many years, this sounds like a deal, providing the rent is at least $550.00.

I would offer them a few thousand less and see what happens.
